A detached garage cannot share footings with the main home. It requires its own independent foundation and in Michigan, that foundation has to be built for what the ground actually does here every year.
Michigan’s freeze-thaw cycle is the defining challenge for any below-grade construction in this region. Water in the soil freezes, expands, and heaves and a garage foundation that doesn’t extend below the frost line will shift, crack, and separate within a few winters. In Ann Arbor and across Washtenaw County, footings must be poured to a minimum of 42 inches below grade to get below the frost depth. This isn’t optional or a best practice it’s the Michigan Residential Code requirement and the reason properly built garages last decades while improperly built ones start showing problems within years.
Frost-Protected Slab on Grade
The most common foundation for standard detached garage builds. Footings are poured to 42-inch depth around the perimeter, and a concrete slab is poured inside. Durable, low-maintenance, and appropriate for most single-story builds on typical Washtenaw County lots. This is the right call for single-car and two-car garages that don’t include a loft.
Full Perimeter Foundation
Required for two-story builds and loft configurations. A poured concrete or block perimeter wall creates the structural base for the additional floor load above. Also a stronger choice on clay-heavy lots where soil movement is more pronounced the deeper, continuous perimeter resists lateral movement better than a slab-only approach.

Getting water to drain away from the slab is as important as pouring the slab itself. All foundation work is inspected and permitted through the local municipality before framing begins.

Step 5: Interior Finish
If included in scope: insulation, drywall, electrical rough-in and panel work, lighting, and flooring (epoxy, sealed concrete, or other).
