Why Canton Homes Need a Contractor Who Knows the Area
Canton is a charter township, not a city. It never incorporated, which means every permit for your project goes through Canton Township’s Building and Inspection Services Division at 1150 S. Canton Center Road, not a city hall. Contractors who mostly work in Ann Arbor or Detroit routinely send Canton paperwork to the wrong office and lose a week.
Canton’s deck rules are specific and they are enforced. An open deck needs a minimum 25 foot rear yard setback. A raised deck over four feet high, or any deck with a roof, has to meet the same rear yard setback as the house itself. Footings must reach at least 42 inches to clear Michigan’s frost line, and both a post hole inspection and a final inspection are required before the job closes out. The township publishes all of this in its residential deck permit application, and HOA approval has to be in hand before construction starts.

Glengarry, then Pheasant Run with its golf course, then Central Park, The Hamlet and Cherry Hill Village followed, and by 1993 Canton offered the full range of housing it has today. Homes from that stretch tend to share the same issues: closed galley kitchens, single main baths, unfinished basements, and decks and driveways poured to standards that are now thirty years old.
Underneath all of it is the same problem. Canton sits in the Rouge River watershed on clay-heavy Wayne County soil that swells and contracts through Michigan’s freeze-thaw cycle. Clay holds water, water freezes, and anything not footed below the frost line moves. That is why the 42 inch minimum exists, and it is the single most common corner cut by contractors bidding low.
